Fantastic Location, Friendly Staff & Nice Hotel

When I was looking for a hotel at Kelowna, I want to stay in downtown so can walk around and don't need to worry about driving in the winter. If the weather was bad, I could find food without needing to be on the road or walking far. I wasn't expecting much and in the end, my stay was much more pleasant than expected. It is actually better than my stay at Hilton Seattle Airport the night before and recommend paying for a higher floor so you get a nicer view of the city. Royal Anne Hotel is a historic hotel that overgoes extensive renovation so just beware of it when you book the hotel. My check-in experience was smooth and I was allowed to store my bags in the hotel during checkout so I can get a quick lunch before going to airport for my afternoon flight to LA. The room itself is spacious and comfortable, and I love the view. Given the fact that it is a historic hotel, the rooms are nicely done given some inherent limitations. They can't really torn down the hotel because it is a historic building. They have a small gym but not opened 24/7 because the walls are thin and they want to maintain a quiet environment for other guests and the neighborhood. There is also a self-service laundry room too. The hotel has no restaurant but has a deal with a nearby pub offering evening meals and drinking experience. Honestly there are plenty of coffee shops and variety of chain, Asian, and fast food restaurants within walking distance. Supermarket and Shopping Drugs Mart are a bit further down the block but you can walk there within 10 to 15 minutes. The hotel provides a daily continental breakfast, which is okay. They have a good amount of your typical breakfast pastries and toasts, along with boiled eggs, fresh fruits, cereals, and other types of cut fruits. Non-dairy milk is available and Gluten free breads are also available.
In conclusion, I am really happy with my stay and will not hesitate to recommend the Royal Anne Hotel to everyone and will stay here in the future when I need to stop by Kelowna again.

The included breakfast was alright, but could be better (sausages/bacon).
No ice machine after 11pm (it's in the gym, that gets locked at 11).
Area is fairly clean, but is down a couple blocks from an addiction treatment center, so be cautious leaving items in your car- some broken glass from a smashed car window

Brier home base

The Royal Anne is our go to hotel when we need to be close to downtown. walking distance to Prospera Place and Comedy Club. A comfortable charming hotel with nice rooms, continental breakfast and moderately priced. Stayed here many times and will again in the future. 5 stars.

The Best!!

This is a fantastic hotel! Beautiful rooms. Generous, healthy breakfast. Outstanding staff. Great bedding. Clean everywhere. Easy walk to beach and Prospera Place. Off season so pleasant with fewer visitors. Uber pick up/drop off convenient at front door, although some free parking incl.
